With a median age of 33.1 in 2000 and a population of over 550,000, according to the U.S. Census Bureau, Denver is looking forward. With over a dozen educational institutions, Denver ranked 12 th in Forbes’ estimation in the category of “educational attainment.” Also, if you’re looking to enjoy yourself while succeeding in this energy-filled city, you need not be concerned – Denver was listed as the 16 th best metro area for “culture and leisure.”

What’s for sale?

If you have a small or large budget, you can find something in Denver to suit your needs and cash availability. As a larger city, the options for home buyers are virtually limitless. A single-family residence with three bedrooms starts around $60,000, and you’ll find numerous homes within the average price range before you hit the top prices of almost $3 million. Condos, town homes and apartments with single bedrooms start around $30,000, while three-bedroom condos downtown can reach as much as $3.4 million. Land, likewise, varies greatly in price; the lowest cost is about $50,000 and the highest is around $10 million for 0.26 acres.

Finding an agent

Buyers and sellers should be looking for different things in real estate agents. Buyers are generally only concerned with the extent of an agency’s listings and the realtor’s knowledge of the area. As a seller, you are legally responsible for the real estate commission, so you need to spend some time finding an agent. There are countless real estate agents out there, so you may want to check the sales record of the agent or agency. Also, some real estate agents are registered Realtors, meaning they are members of the National Association of Realtors (NAR) and adhere to a code of ethics that has been in effect since 1913.

You may also want to use a local real estate agency for its area-specific knowledge and its experience in selling homes particularly in your town or county. Among the other things you might want to find out, is whether or not your home will be listed only locally, in state-wide advertising, regionally, or nationally.
